
Honest Advice for Selling your Home....
...the Keys to Success!
I hear this statement on almost all of my listing appointments..."You can always go down in price...but never up. We should list my home at a higher price just to see if we get any bites..."
REALITY-Listing your home higher than market prices will actually yield a lower sales price AND take months longer to sell in the end!
1. Listen to your Realtor... A good responsible Realtor will tell you the TRUTH-sales statistics do not lie. Be wary of a Realtor who will tell you what you want to hear on pricing. This is usually so that they can get the listing and put another one of their signs in the yard for free advertising. When a solid Realtor is educating you on the ACTUAL recent sales prices of homes similar to yours-you are paying them for their advice, take advantage of it. A good Realtor is in the real estate "trenches" daily, they know their market and what buyer's are willing to pay.
2. Price your home correctly...Time is money....the longer a property sits listed for sale-the higher your chances are of wearing out and selling at a much lower price than what you originally would have sold it for if it had been priced correctly from the start. Properties that are actually listed a bit lower than market value-will usually have several buyers making offers, that in turn drives the final selling price up. This is the "ideal" situation when selling your home!
3. Let go emotionally... Be objective...of your home if you TRULY want to sell it.
Start looking at it as if it is an investment property being prepared to sell.
Your home will be far more valuable to you than to the potential buyers in the market-they are looking for the home with the BEST deal for them.
4. Prepare it for the market... cosmetically speaking-a home that is CLEAN and in GOOD REPAIR will have the best and highest selling price. See my recommended Seller's Preparation Guide.
5. Do NOT mentally ...spend the money from the sale of your home until you have it under contract- This will "cloud" your judgement when reviewing offers. Many times sellers will be stuck on a figure that meets their wants for the sales proceeds of their home-thus causing them to miss true opportunities to sell the property for the highest dollar amount in the end.
