Before touring homes:
-
Discuss with your Realtor price range, area, and type of homes you are interested in for them to search on your behalf.
Have your Realtor set up email alerts for the type of properties you desire.
Search websites for homes at: www.BHaddockRealEstate.com, Realtor.com, and Zillow.com. Look for sites that are MLS partners.
-
Drive the neighborhoods that you would like to buy a home in-notify your Realtor of any you locate and have them obtain additional information.
-
Review your local newspaper or ask your Realtor about current Sunday Open Houses coming up in the areas you are interested in.
-
Schedule a tour with your Realtor for the homes you are interested in-have them give you copies of the home's MLS (Multi-Listing Service) information.
What to bring when touring homes...
-
MLS information sheets-to have for data comparison between properties.
-
List of "Required" features for your home and "Preferred" features to help you keep focused.
-
Notepad/ pen or pencil-take notes on the homes your tour for likes and dislikes for later comparison.
-
Camera/ Video Camera-to capture additional photos of homes to go with your notes.
-
Flashlight-to pre-inspect areas of the home such as crawl spaces or attics.
-
Bring an impartial family member or friend to help you be objective.
-
Additional items (distressed homes): calculator, hand sanitizer, screwdriver, OFFspray.
-
Try to not bring children or pets for first showings so you can focus and look for defects in properties-second showings can be arranged for the final choices with family present.
Home Buyer's Etiquette for viewing homes....
-
When the homes you are viewing are occupied, please be punctual with the time of your appointments.
-
Remove your shoes when entering the home unless advised otherwise by your Realtor.
-
Leave pets at home and be mindful of your children when touring other peoples' homes.
-
Do not touch the seller's personal property or damage anything in the course of pre-inspecting the home during the tour.
-
Do not turn up unannounced on a seller's property to request a showing without your Realtor or theirs-there are legal consequences possibly and you could give away your negotiating ability.
